LISI HOUSE II
Private House

location: Tbilisi, Georgia
area: 800,00 m2
date: September2019
stage: Completed

LSII Residence is conceived as a disciplined architectural response that balances privacy, openness, and spatial clarity within a dense residential context.
Located on a constrained urban plot, the project responds to the surrounding built fabric while addressing the client’s request for a contemporary family home that remains protected from neighboring views. The site conditions required a careful negotiation between exposure and enclosure, ensuring access to daylight and outdoor spaces without compromising the sense of domestic intimacy.

The design strategy is based on a compact composition of volumes that organize the house around controlled openings and transitional outdoor areas. Rather than relying on full transparency, the architecture uses calibrated apertures and layered boundaries to frame specific views and regulate natural light. This approach allows the interior spaces to remain connected to the exterior environment while maintaining a clear sense of privacy. The spatial organization separates private and shared functions, creating a coherent sequence of spaces that supports everyday living.

Material choices reinforce the project’s architectural clarity. A restrained palette emphasizes durability and surface depth, allowing light and shadow to define the building’s expression throughout the day. Materials are selected not only for their aesthetic qualities but also for their ability to age naturally within the local context and climate.

Internally, the residence is organized through a rational circulation system that links living areas, private rooms, and outdoor terraces. Shared spaces extend toward exterior zones, creating a continuous relationship between interior life and the surrounding landscape. This spatial continuity enhances the experience of the house while supporting flexibility in use.

LSII Residence ultimately demonstrates a measured architectural approach grounded in proportion, contextual awareness, and long-term durability. By prioritizing spatial quality and environmental responsiveness, the project establishes a calm and balanced living environment within its urban setting.
